This mixed-used rental and market development consists of a rental building and two market-housing buildings in Whistle Bend, a new master-planned neighbourhood north of Whitehorse.

The rental building, housing 33 units – mostly one-bedrooms – sits perpendicular to the two market buildings, which contain 56 units total; mostly two-bedroom suites. The configuration allowed us to maximize units with views of the mountains to the north, and efficiently organize the parking and ancillary spaces. Other units face the greenbelt and town square.

All the buildings share the same basic form, with similar layouts, structural spans and large balconies. This means it’s difficult to tell at a glance which building is the rental, and which is market; ideal for sales and also making the community feel integrated.

The project includes generous amenity spaces, with more than 400 square metres of green space, communal seating and BBQs. A central courtyard features a large wayfinding display, with main entrances and lobbies board organized around it. We hope this will create opportunities for residents to interact, leading to a sense of community and safety.
